What are your terms of service?

Suncoast Pix Terms of Service

  1. It is the agent’s responsibility to ensure that the listing property is ready for the virtual tour photography at the time of the appointment.
  2. The photographer accepts no responsibility for the condition and/or cleanliness of the property at the appointed time for the tour to be shot. The photographer will not handle any cleaning, dusting, moving of furniture, or any other items that may be within the designated shooting area. The photographer will only, at his or her discretion, adjust blinds, shades curtains, or turn on or off lights as deemed necessary to better capture the picture. The property will be photographed ‘as-is’ upon arrival.
  3. The agent and/or homeowner MUST be present during the appointment.
  4. Homeowner shall ensure that the photographer is safe and is not disturbed during the scheduled appointment. For example, animals shall be kept away from the photographer and children must be supervised and out of the area where the photographer is working.
  5. Suncoast Pix guarantees that all significant aspects of the property shall be included in the tour unless the condition of said aspect has a negative impact on the tour. This shall be left solely to the discretion of the photographer, unless specific aspects of the property are requested by the agent.
  6. If the weather threatens to prevent photography, the agent shall be given the option to continue or to reschedule, with no additional charge. If the agent decides to continue the photography session, Suncoast Pix shall not be responsible for the outcome of the tour. Outside shots will not be done under unfavorable weather conditions.
  7. Agent may cancel 24 hours prior to scheduled appointment by notifying Suncoast Pix with no additional charge. Suncoast Pix will charge the agent a $50 cancellation fee for an order that is cancelled with less than 24 hour notice, except for weather as described above. Cancellations must be done via email or telephone. If notification is not provided and our tour photographer arrives at the scheduled appointment and is prevented from completing the job due to agent or homeowner not being present or if the property is not ready for the shoot, the agent will be charged a cancellation fee of $50.
  8. In the event that the agent does not call or meet the local photographer within thirty (30) minutes of the scheduled time that they agreed upon, and/or make arrangements for the homeowner to provide access to the home, then the agent will be charged a $50 no-show fee.
  9. Once the photographer has photographed a home, the virtual tour photography may not be cancelled.
  10. All virtual tours and still photos will be available for viewing approximately 24-48 hours after the photography session, including still images that the agent may use for advertising and web site postings.
  11. Suncoast Pix rates are valid for all property locations within Sarasota County, Manatee County and surrounding areas.  Additional mileage surcharge may apply for properties and or businesses outside our normal service area – please contact us for pricing if you are outside that area.
  12. Payment is due in full at the completion of the photo session. If paying by cash or check, payment must be made at the appointment at the property location. If paying by check, the agent may make arrangements to make payment in advance, if the agent will be unable to be at the appointment. Then, the check will not be deposited until after the property is photographed.
  13. Suncoast Pix will make its best efforts to provide uninterrupted service availability for the virtual tour on the internet, but will not be responsible for any damages caused by service interruption, temporary delay, or outages.
  14. SUNCOAST PIX.COM keeps the copyright protection of all digital images. We reserve the right to use all images for promotion of SUNCOAST PIX.COM but not a third party. The Agent/REALTOR®/individual/company, who paid for this service has permission to use these virtual tour images on any electronic or printed form of advertisement for the promotion of that property. Images cannot be altered after they are in the Agent/REALTOR® possession. Failure to pay for the images will result in a copyright infringement/violation and the Agent/REALTOR®/individual/company will be asked to remove the image from any electronic or printed form of advertisement. Failure to stop using the images after having received notice will become a legal matter.
We are trained professional photographers. As such, our professionally created real estate photos will typically avoid the following common errors made by the untrained professional:

  1. Overexposed or “blown out” windows
  2. Use of an incorrect lens – either not using a wide angle lens (which is usually needed), or using too wide of a lens resulting in distorted rooms
  3. Poor lighting – resulting in dark, dull images
  4. Uneven lighting – not using advanced lighting techniques needed to ensure large rooms or rooms with large windows get enough lighting throughout
  5. Converging verticals – fancy term used to describe when the vertical elements in a photo (walls, cabinets, etc.) are not straight
  6. Flat images – using a flash on a camera that results in “flat” light and “flat” images. We use off camera flash when we feel it is needed
  7. Improper white balance – different light sources (sun, tungsten, fluorescent) all give off different colors and must be compensated for to ensure room colors are accurate
  8. Poor composition – not enough of the room or the wrong parts of the room showing
  9. No post processing – it is very difficult to get a professional looking image ‘in’ camera on a consistent basis

When you contact us, please have the following information available:

  1. Address of property
  2. Subdivision (if applicable)
  3. Direction the front of the home faces (when you look out the front door)
  4. Square footage of property
  5. Your contact information and broker affiliation
You only get one chance to make a first impression. Make the most of it, by ensuring your client appreciates the importance of the images used in marketing the property. We will be photographing both the inside and outside of your home, including all of the major rooms. We normally do not photograph the garage unless it has special features. If you have special features of your home that are not obvious, please let us know about these so we can include them in the shoot.

The most important thing is to make sure the house is clean and decluttered. We may turn on lights or open or close blinds, but we ARE NOT STAGERS or CLEANERS. It is your responsibility as the agent to have the house prepared for the photo session. We recommend that you meet with your seller prior to the photo session to make sure they have prepared the house. That said, we know you can only prod your sellers so much to clean and declutter. So we are used to working in a wide variety of conditions and will do our best regardless of house condition to present the house in its best light.

Below is a preparation checklist to help you and your client prepare for a photo session with us:

checkmark-blue-small Mow, rake yard, and remove all weeds from cracks in the concrete

checkmark-blue-small Sweep driveways, sidewalks and patios

checkmark-blue-small When possible, water the grass 4-5 hours prior to shooting. Even a brown lawn will look better.

checkmark-blue-small Clear off counter tops in kitchen and bathroom areas

checkmark-blue-small Remove photos, notes and papers from the refrigerator

checkmark-blue-small Remove any calendars – calendars make a listing dated if it goes over 30 days

checkmark-blue-small De-clutter rooms which may be excessively furnished. They do not photograph well.

checkmark-blue-small Conceal cords! Unplug them from the wall if needed. (Except lights)

checkmark-blue-small Let us know if your home contains valuable works of art. We can edit photos to make these items unrecognizable.

Getting professional-quality real estate photos requires more than just running through and pushing the button on the camera. We suggest allowing at least an hour for the average size home, maybe more. The time required is based on the size of the home, the amount of existing light, etc.

Once we know the size and scope of your home we can give you a better estimate of the time required.

We strive to deliver your real estate photos within 24 to 48 hours after completion of the photo session. RUSH service delivery may be possible with advance arrangement and for an additional fee.

We use the simplest, most efficient and secure method of electronic delivery of the images. We will provide an e-mail with a link to your virtual tour as well as instructions for handling the receipt of your images.

Payment is requested on-site at the time of service (the photo session). We accept cash, checks, or credit cards. Credit card payments are subject to a $5 convenience fee. If additional services are requested at the photo session, we will adjust the invoice accordingly for your records.
Most often, the answer is yes. In fact, we keep a photo database of neighborhood amenities for many communities. Please provide us a list of those areas you would like included. Note: we are not permitted to photograph schools or parks if children would be present in the photos.
We often re-shoot front exteriors when requested by client. This qualifies for a $50 return trip rate in which we’ll come and provide 4-6 photos of the exterior.
Our photo sessions are typically scheduled from Monday through Friday. We may adjust the schedule for any booked weekday appointment due to weather conditions or other factors beyond our control. There will be a $50 Sunday rate surcharge added to the regular rate for any photo sessions requested on a Sunday.
We realize we are only as good as our reputation, so there is nothing we take more seriously than the satisfaction of our clients (both homeowners and real estate agents). We will do everything within our power to address and rectify your concerns. Thankfully, our clients are overwhelmingly very happy, but if dissatisfaction occurs, rest assured, we will make things right or refund your money in full.
